We have all had that special place in our lives where lasting memories are made. For the owners of this ranch, it was their “Papa’s Place” full of childhood adventures and family memories. This premium ranch reminded them so much of their Papa’s Place it became the namesake, or Double P for short.
The Double P Ranch features one of the best private lakes in the Texas Hill Country. The crown jewel of the ranch is an entirely private 7.5 acre spring fed lake that was built nearly twenty five years ago by one of the most reputable lake builders in the Texas Hill Country, Jerry Reichenau of Reichenau Brothers Construction. This beautiful body of water is nestled in a picture book setting in a private valley surrounded by large cypress trees with easily accessible banks. The lake is almost 30 feet at its deepest point with a nice floating dock complete with fish feeder and a covered lakeside pavilion. This lake was engineered to capture several hundred acres of watershed during the rainy season but also designed to handle up to 10 inches of rainfall in a 24 hour period when full. The lake maintains a very consistent level due to its design and the spring fed creek that feeds the lake. The design of this lake has been put to the test with the recent Memorial Day floods and the previous three years of drought. The lake handled the floods with no problem and only went down five feet during the three years of drought. The creek feeding the lake and the creek down-stream of the spill-way both have a series of concrete step dams to control water flow in and out of the lake.
Enjoy swimming, kayaking and paddle boarding during the summer months. You can also enjoy wake boarding and tubing behind the jet-ski, year round fishing and duck hunting during the winter. The lake has been stocked with Florida hybrid bass, sunfish, blue gill and sterile grass carp to manage the lake’s vegetation. The lake has been professionally managed since it was built. It is not uncommon to catch 25 – 30 management fish during a morning or evening of fishing. Several large bass ranging in size from 8 lbs. to 15.2 lbs. have been caught over the last few years.
Location, location, location. The Double P Ranch is conveniently located 35 miles southwest of downtown Austin and 60 miles north of downtown San Antonio in the Texas Hill Country. The ranch has a quarter mile of frontage along Ranch Road 165 which is considered one of the most scenic drives in Texas. While the boys are playing on the ranch, Mom and the girls can hit the streets of Fredericksburg for some shopping (only 46 miles away) while driving through the Texas wine country along the way (Johnson City, Hye and Stonewall). You can also head north to Marble Falls (43 miles) or head south to Wimberley (20 miles) on your way to New Braunfels (50 miles). Shopping is only a short 13 miles away in Dripping Springs which has all the modern comforts of home with a new HEB and Home Depot along with all the other necessities.
The Double P Ranch has a very diverse landscape ranging from beautiful hill top views to open pastures and bottom land along the creek. The ranch has been cleared of cedar where appropriate to allow native grasses to grow such as Klein grass, Wilman Love Grass, Panicum, Buffalo Grass, Indian Grass and Sprangletop. Select areas of cedar have been left intact to provide cover for the population of white tail deer. Grazing capacity on this ranch is far above typical hill country ranches.
The creek bottom is gorgeous, with towering elm, live oak, cherry and walnut trees providing shade and roosts for turkey. Redbud trees, buckeye and sycamore are also found along the creek creating an unforgettable color burst in the fall and spring. You can pick fresh dewberries in the spring along with mustang grapes and figs during the summer. There are also several persimmon trees along the creek downstream of the lake that produce an abundance of persimmons in the fall.
The deer population has been actively managed for the last 25 years with nice hill country deer on the ranch. The ranch is also home to turkey, raccoons, ring tails, armadillos, grey fox, squirrels, rabbits and various other wildlife. Dove are always present with the lake as a water source and an abundance of food. During the winter the lake also attracts various types of duck as they migrate south.
The ranch house on the Double P has roots back to the early 1900s. But don’t let that fool you, the ranch house was remodeled in 2011 and updated with all the modern amenities that you would find at your home in town. The ranch house is estimated at 1,650 square feet and has three nice size bedrooms, one full bath and a half bath. The front half of the house boasts a nice galley kitchen with granite countertops that opens up to the dining and living room. Enjoy evenings on the covered front porch with a nice southerly breeze that is always present during the summer and spring. Look out on your front yard that is fenced off from the pasture and be amazed at the century old oaks that tower around the ranch house.
There is also a nice 2,304 sqft. pole barn, 480 sqft. detached garage and storage shed for storing your tools and toys. The insulated well house houses a water softener and oxygenator for water supply to the ranch house. The well is located in the Trinity aquifer and produces approximately 15 gpm which can be pumped to an 8,000 gallon holding tank on the hill above the ranch house. The holding tank supplies water to various water troughs around the ranch. There is also another hand dug well below the dam near the lake.
The entire ranch is easily accessible via a network of smooth and well maintained ranch roads. The ranch roads lead you to some amazing views and potential building sites. Some views have to be at least 10 miles in distance.
The Double P is high fenced on three sides with an excellent low fence between the Double P and Las Colinas. Las Colinas is large acreage tract (25 acres minimum) highly restricted subdivision to the north of the Double P. A low fence separates the Double P (217 acres) and Las Colinas (383 acres) for a combined total of 600 acres under high fence. Since Las Colinas residents cannot discharge firearms due to restrictions, the Double P Ranch has the hunting benefits of a 600 acre high fence ranch while only paying for 217 acres.
This ranch is truly a natural showplace in a category all by itself.
